Yes you can provided provided the property will be vacant when you take your advance and the tenants cooperate in the sale process and allow buyer viewings. Tenants must be given the legal notice period before the agreed advance date. 

If you don't have tenants in the property when you decide to use Nested, you can't put tenants in there on a new tenancy.  We only allow existing tenants to stay in to finish an already running tenancy.
