If you take your advance before we sell your home, this means you own two properties at the same time and you would be liable for an additional 3% SDLT (Stamp Duty Land Tax) on the second property. If you don't already own more than one UK property when you use Nested, we will pay the extra 3% for you.
We will then reclaim the extra 3% SDLT when we've sold your property. When you sign your contract, you agree to help us get the refund in return for us paying it for you upfront, up to £45,000.
If you already own two UK properties when you use Nested, you would not be eligible for us paying the 3% SDLT for you.
