If you take your advance before we sell your home, this means you own two properties at the same time and you would be liable for an additional 3% SDLT (Stamp Duty Land Tax) on the second property. If you don't already own more than one UK property when you use Nested, we will pay the extra 3% for you.
We will then reclaim the extra 3% SDLT when we've sold your property. When you sign your contract, you agree to help us get the refund in return for us paying it for you upfront.
If you already own two UK properties when you use Nested, you would not be eligible for us paying the 3% SDLT for you.
