If you take your advance to buy a new home before we sell your home, this means you own two properties at the same time and you would be liable for an additional 3% SDLT (Stamp Duty Land Tax) on the second property.
Nested will pay the extra 3% for you, up to £45,000. We will then reclaim the extra 3% SDLT once your property is sold. This applies to if you are buying a home in England or Wales.
If you already own two UK properties when you use Nested, you would not be eligible for us paying the 3% SDLT for you.
