A bridging loan typically comes with a fee of 1-1.5% of the amount borrowed for the initial arrangement, additional monthly fees and exit fees. The fees are added to the total sum that you owe and can build up each month until the sum is paid back in full. 

Additionally, if you choose to take out a bridging loan to keep your next property, you will still need to instruct an agent to sell your old home, with any fees associated with the sale.
